From Distressed to High-Performing Rental Asset

A full gut renovation transformed this Avondale property into five modern, income-producing units for our investor client, renovating this building from an abandoned eyesore to beautifully restored and fully occupied.

We installed James Hardie fiber cement siding, all new vinyl windows, tuckpointed the old brick foundation and installed a new shingle roof,

completely transforming the building's exterior. Additionally, we added central air conditioning to each unit.

All five units have been successfully rented in this transformed multi-unit property.   

In the kitchens, we installed new quartz waterfall countertops, new kitchen cabinetry up to the ceiling, and used brushed gold hardware to enhance the cabinetry.  

We gutted and relocated the bathrooms, adding a master bath to each of the three front units, with double vanity sinks providing additional storage.

Installed dual flush toilets and extra-large porcelain tile slabs in the showers and tubs, creating a seamless surround in each bathroom.  

It’s not unusual to find these over-sized heating relics in older Chicago buildings. We completely upgraded the HVAC in all five units, and installed fresh white shaker cabinetry in the coach house kitchens, along with new stainless appliances in all of the kitchens.

Replacing the old wooden windows with new energy efficient vinyl windows will keep the tenants warmer in winter. The former living rooms became spacious bedrooms with custom cabinet closets. The new luxury vinyl flooring, fresh drywall and a forest green accent wall transforms these spaces.

Additional tenant amenities: We added stackable washer & dryer units to each rental apartment, installed a new brick paver patio between the two buildings for tenant gatherings, landscaped the yard, and installed new concrete pathways.
